We’re now seeking an exceptional Assistant Director of Estates and Communal Compliance to lead one of our most visible and impactful services, ensuring our estates are safe, compliant, well maintained and places residents are proud to call home.

About the Role
As Assistant Director of Estates and Communal Compliance, you’ll provide strategic and operational leadership for estates services and communal compliance across our property portfolio.
You’ll be accountable for delivering high performing, resident focused services that meet legislative requirements, SettleParadigm standards and our long term asset strategy. Leading senior operational heads, you’ll drive operational excellence, strong commercial performance and a culture rooted in safety, accountability and continuous improvement.
This role sits at the heart of our Property leadership team and plays a key role in delivering compliance, customer satisfaction, sustainability and value for money.
Key Responsibilities:
Strategic leadership
Develop and deliver estates and communal standards aligned to organisational ambitions, regulation and resident expectations
Work closely with Strategic Asset Management to drive efficiency, consistency and return on investment
Collaborate with the Director of Repairs and Estates to deliver a commercially astute, cost‑effective service
Provide visible, values‑led leadership across estates and communal compliance
Act as a senior Property representative, contributing to corporate strategy, policy development and cross‑functional initiatives
Lead on high‑risk or complex complaints, ensuring swift resolution, learning and assurance
Champion a safety‑first culture, ensuring colleague and contractor wellbeing
Innovation & change
Drive digital and technological improvements to streamline estates and compliance delivery
Use data, insight and performance intelligence to inform decision‑making and improvement
Improve productivity across DLO teams, reducing reliance on external suppliers and improving value for money
Operational excellence
Lead estates services and all areas of communal compliance, including statutory and non‑statutory requirements
Oversee estate inspections, communal fire safety checks, door inspections, water hygiene, pest control, signage, bulk waste and related repairs
Drive high performance across DLO and contractor delivery models
Ensure new‑build estates are mapped, mobilised and maintained to agreed long‑term standards
Continuously review service delivery models to ensure strong sector comparison and best practice
Customer experience
Embed a customer‑first culture that drives strong Tenant Satisfaction Measures, particularly communal satisfaction
Ensure services are designed around resident needs and wellbeing
Use feedback, complaints and engagement insight to drive service improvement
Represent SettleParadigm at resident forums, committees and engagement events
Financial & commercial leadership
Manage estates and communal compliance budgets with robust financial control and forecasting
Optimise commercial performance of in‑house teams and contractors
Identify efficiencies that improve outcomes while reducing cost and waste
Compliance, risk & governance
Ensure full compliance with all legal and regulatory requirements, including the Social Housing (Regulation) Act, Building Safety Act and environmental legislation
Maintain strong governance, assurance and risk management arrangements
Provide performance and compliance reporting to Board, Committees and Executive forums
Ensure contracts are procured, mobilised and managed in line with SettleParadigm standards
Maintain robust, up‑to‑date policies, procedures and systems that minimise risk and support excellent delivery
What We’re Looking For
Senior leadership experience within estates, repairs or communal compliance services
Proven delivery of large‑scale DLO and contractor‑led estate services
Strong operational and building safety compliance experience
Track record of managing complex complaints and resident expectations
Demonstrable budget management and financial control experience
Extensive experience operating at senior Property leadership level
Knowledge & skills
Strong technical knowledge of estates, compliance and housing legislation
Commercial acumen with the ability to make balanced, risk‑based decisions
Confident using data to drive performance and improvement
Excellent communication, negotiation and report‑writing skills
Ability to lead change, motivate teams and deliver high performance
Innovative, proactive and solutions‑focused leadership style
Qualifications
Degree in Housing, Construction Management, Civil Engineering or similar
CIH Level 5 (desirable) or willingness to work towards
Full UK driving licence

Working Hours & Additional Pay
37 hours: 9am-5.30pm Mon-Thurs and 9am- 5pm on Fridays.
