Disrepair & Intervention Manager 12 months FTC
Lead the effective management of disrepair, ensure swift case resolution and drive proactive improvements. Must be able to start March/April 2026 for 12 months, possibility of extension or permanency.
Are you a proactive leader with a passion for protecting residents, safeguarding homes, and driving service excellence? We are seeking a highly skilled Disrepair & Intervention Manager to take ownership of our property litigation and proactive repairs intervention functions. This is a pivotal role where you will influence organisational standards, shape strategic decisions and ensure our residents receive a high quality service that prioritises safety, transparency and timely resolution.
This role is hybrid and will require office attendance for at least 2 days per week at our Letchworth base in Hertfordshire. A driving licence is required and regular access to a vehicle.

As our Disrepair & Intervention Manager, you will lead the end to end management of property litigation and disrepair cases, ensuring strict compliance with legislation and Pre Action Protocol requirements. You will take sole responsibility for instructing internal and external legal teams, approving liability decisions and compensation offers, and ensuring residents remain at the heart of every action taken. Working across the organisation, you will champion a culture of accountability and continuous improvement, collaborating with senior leaders to embed consistent, customer focused approaches to maintenance and repairs.
Key Responsibilities:
You will oversee a proactive repairs intervention programme, using data led insights to identify emerging risks and put preventative measures in place before issues escalate. This includes analysing trends, commissioning specialist surveys, producing meaningful management reports and presenting strategic solutions that protect residents and reduce organisational exposure. You will represent SettleParadigm at courts, tribunals and external forums and act as a key voice for the Property Directorate in our Letchworth office in wider business planning.
You will also manage a dedicated Disrepair & Intervention Officer, ensuring the that they are motivated, high performing and continually developing. With full accountability for related budgets and the quality of written reports, you will ensure resources are used efficiently and all statutory deadlines are met without exception.
What We’re Looking For
Must haves:
Knowledge and understanding of the Pre Action Protocol for disrepair legislation and the disrepair protocol
Strong understanding of key landlord and tenant legislation including the Landlord and Tenant Act 1985, Homes (Fitness for Human Habitation) Act 2018, HHSRS, Defective Premises Act 1972 and Awaab’s Law (2025)
Sound knowledge of building construction, repairs, and related regulations
Excellent stakeholder management skills, with the ability to influence and communicate complex technical issues clearly
Strong written and verbal communication skills, with good IT capability, including proficiency in MS Word, Excel and Power BI
Experience in analysing data and producing clear, insightful management reports with recommendations
Innovative and pragmatic approach to problem solving, focused on quick and practical resolutions with proven ability to collaborate cross organisationally to drive shared outcomes
Strong commercial awareness and understanding of the issues affecting social housing
Excellent organisational skills and the ability to manage high pressure deadlines and competing priorities
Commitment to delivering high quality services to all residents
Ability to build and maintain strong, effective working relationships at all levels
Nice to haves:
A relevant professional qualification in housing or building, and/or experience in building maintenance
Experience reviewing policies, procedures, or strategies related to maintenance service delivery

Working Hours
37 hurs p/w Monday to Thursday 9am to 5:30pm and Friday 9am to 5pm.
